Jones Avenue Mixed-Use District

Situated on a 6.2 acre former industrial site that is strongly connected to surrounding neighborhoods, as well as to the San Antonio Museum of Art (SAMA), and the San Antonio River, the district draws the energy of the river and its heavily-utilized bankside paths into the heart of the site. A boat landing, plaza, and riverbank promenades, and connection to an existing footbridge, further maximize the river’s presence. The plan additionally envisions strong partnering with SAMA to create an Art Walk, new temporary exhibit spaces, and activation of SAMA’s “back yard”.

The district’s ground plane is activated by a concentration of retail and food and beverage offerings around open spaces framing a two-story food and beverage Pavilion that forms the heart of the site, and that provides rooftop views across the neighborhood and the river. Mid-rise and high-rise apartment buildings, and a boutique hotel, bracket the Pavilion and its surrounding open spaces, creating a strong, activated community. A creative office building occupies the main road-expressway junction of the site, giving office tenants visual identity to the expressway. A large garage blocks the noise and visual impact of the adjacent expressway, and provides a backdrop for music and other events in the adjacent outdoor space.
